Consultation with Proposal of Services:
A consultant from The Inviting Home will meet with you to discuss your home, expectations and goals. We will talk about the benefits of home staging and how the process will fit into your homes’ needs in order to transform each room for a faster, more profitable sale . After a general walk- through of the home we will offer a proposal for Staging/Styling Services based upon our conversation, your homes’ needs, budget and time constraints.
Consultation with Report:
We will spend up to 2 hrs discussing your home, and how the merits of home staging will reveal the potential of every room. Walking through your home as a buyer would, we will gather first impressions, notice details and assess what is necessary to prepare your home for sale. A detailed Report featuring comprehensive recommendations will be given for each living space. A proposal for Home Staging Services best suited to maximize the marketability of your home will be given.

Move-In Staging
The Inviting Home will work with you on move-in day to assist with optimum furniture and accessory placement. A color consultation is complimentary with this service.
Home Styling
Just as Home Staging is for selling, Home Styling is all about loving your home and the way you live in it. Beginning with an in-depth style & design questionnaire, Your Inviting Home consultant will work with you to create a home full of meaning and value; a home that speaks specifically of you. Furniture Restyling

Your Inviting Home consultant will work within your budget to purchase the accessories that will serve as investments in the sale of your home. We receive numerous designer discounts and happily pass these savings on to our clients.
Hourly Consulting
The Inviting Home’s consulting service is available on a per hour basis, and can be used for color consultations, staging recommendations, styling ideas, and tips for improving your home’s marketability.
Benefits of Vacant Staging:
*Buying a home is an emotional decision. The primary reason a buyer purchases a home is because it “feels like home.” It is warm and inviting, and the buyer makes an emotional connection with the home. Buyers do not emotionally connect with empty spaces. Empty is synonymous with cold and this is not a feeling that creates a desire to buy!
*Potential buyers cannot imagine what a vacant property will look like furnished and decorated. Nine out of ten people walking through your home have no imagination of the wonderful possibilities your home has to offer them. They just cannot picture it. Don’t let simple things like no furniture or limited furniture ruin your sale! If only 10% of buyers can imagine the potential of your empty home, it is very likely this will significantly affect the selling price of your home.
*At showings, buyers cannot see the full potential of each room if they are only viewing an empty shell. How big is the room? Without furniture, there is no frame of reference; buyers cannot tell the scale and size of a room. What is this room for? Many times a buyer cannot tell if a room is the living or dining room in an unfurnished home. Don’t keep buyers guessing: when buyers do not have answers to their questions, they will walk away.
*Buyers have many options – you want yours to be their last and staging is a proven strategy for increasing traffic and offers to your property.
*As per the NAR, vacant properties do not sell for as high a price as staged homes.
*Home Staging is demonstrating a lifestyle and buyers not only want to purchase a home, they want the lifestyle that comes with that home. A vacant property will not paint the picture of how wonderful life will be living in the home.
